Planters are a way to give your front entry area curb appeal. They soften the space and make it more welcoming.

If you have a hallway with carpet and bare walls, you know how boring it can feel. Hallways are frequently overlooked when it comes to home decor. But you spend a decent amount of time traveling your hallways, and a stylish and welcoming hallway can be a wonderful way to access all the other spaces of your home. Here are some tips.

1. If it is carpeted, switch to wood floors. Or at least place a beautiful runner with some pattern and color. Warm and welcoming.
2. Hallways are a great place for family photo collections, mirrors, or large art. It can look like an art gallery!
3. Consider a shallow console table or shallow floating shelf to break up the long lines.
4. If you are willing to tear into the drywall, consider a large alcove, or shallow built- in bookshelves.
5. Add wall sconces for decorative lighting.

I love shade sails for adding a little shade to an outdoor area. Whether it’s a single sail or multiples layered on top of each other, it’s a beautiful way to have extra protection from the strong sun. Enjoy your back yard before the chilly weather comes our way!

Here’s two of tricks I frequently use when styling a home for sale or for enjoyment…

1. The Power of Three. Three objects arranged in a cluster makes for a great art grouping. Try things of different heights and sizes and shapes for maximum effect. I like a connecting theme or color.

1. Book Shelves 101. Rather than boring rows of books, create interest by removing some of the books and interjecting interesting objects to break up the spaces, as well has rearranging some of the books to be stacked for variety.

According to the National Association of Realtors, “a staged home will sell for 17% more on average than a non-staged home, and 95% of staged homes sell in 11 days or less. That is statistically 87% faster”, Nov 4, 2015.

After ten years in the business, I’ve been a part of a lot of remodeling projects. Three things come to mind that I wish I could tell everyone before they start:

1. Plan on Chaos-It will be messy, loud and frustrating. Unexpected delays and inevitable inconveniences that come from living in a construction zone are a part of the process. You’ll handle the lows better if you expect this from the start.

2. Don’t look for the cheapest materials-you get what you pay for for the most part. Invest in quality.

3. Don’t go too trendy…the latest & hottest thing is usually short term. Go classic that will stand the test of time.
