If you don’t have a natural focal point in your living room, try adding a a feature wall in dark gray. It instantly adds drama and style. Layer in some brightly colored pillows to make it fun and interesting.

This is the handout I give to sellers after I have staged, so they can keep the house looking great for open houses or showings.

Open House Checklist

1. House clean
2. Beds made
3. Dishes washed and put away
4. Trash bins emptied
5. Everyday papers and clutter out of sight
6. All window coverings opened
7. All lights on
8. Fresh towels in bathrooms
9. Thermostat at a comfortable temperature
10. Fireplace going during Fall and Winter months
11. Battery operated candles on
12. Garage door down, and no cars in the driveway
13. Decks and patios swept clean
14. Lawn mowed
15. All signs that a pet lives there are removed.
16. Pets and family members away during open house

The free standing tub is the main design element in this master bath, and I have to say this is one of my favorite master baths of all time. The sky lights, the wood and stone accents and the crisp white walls make it so welcoming. Just looking at it makes you relax!

A welcoming and beautiful dining room doesn’t just happen by putting a table down with some chairs around it. Just like the rest of the house, the details really matter. If you feel like your eating space could use a little something, here are a few ideas:

1. Add a painted deep colored accent wall with or a modern wallpaper.
2. Put in really gorgeous lighting
3. Have a natural and sculptural centerpiece
4. Add some wine storage
5. Put down a cool area rug under the table

Spring is a perfect time to incorporate Pantone’s Color of the Year, Greenery. Beside the obvious which is natural greenery in the form of plants  look at taking it a step further with these decor items. And, of course you could always add a painted accent wall in this fun color if you are daring!

A new fun trend in larger kitchens is to add a beverage bar. It can be set up for cocktails and entertaining, with small wine/beer fridge, or just coffee/tea etc. Or both! If you are building or remodeling, and looking to do something different…here is your chance!

If you are thinking of selling your home, updating a tired kitchen is one of the best ways to spend your money. Kitchens can make or break the sale of your home! Here are some lower cost updates to consider:

1. Paint cabinets white
2. Put on new handles & pulls
3. Remove a boxy upper cabinet and add some open shelving instead.
4. Replace lighting. New pendants especially.
5. Add a new back splash.
6. If it’s in your budget, replace white appliances with mid range stainless steel

By doing these things, you can avoid having to buy new cabinets and counters, which is the bulk of the cost of a full blown kitchen remodel. Just be sure to choose colors and materials that appeal to most people.

If you have a neutral sofa, a fun way to bring color into the room is with decorative pillows.  These can be changed with the seasons, or whenever you feel like a change. There are some really gorgeous combinations you can make! And don’t forget the throw to complete the look.
