If you are lucky enough to have a screened in porch, you know how wonderful a space it can be. I think this one is furnished beautifully.

Your home should be a sanctuary: a place to relax and unwind at the end of a hectic day. Whether I am staging a home to sell or redesigning a home for people to enjoy, I always incorporate a few basic touches to incorporate the “cozy retreat” factor. Here they are!

1. A monochromatic color palette with colors like white, cream, beige, gray and taupes. No bright or jarring colors.
2. Simple design with no clutter. Trust me you all flax more with less stuff!
3. Books, blankets, candles and fresh flowers. These create ambiance.
4. make sure your windows are clean and let the sunlight in…also open your windows whenever possible for freshness.
5. In corporate natural elements in your decor.
6. Don’t overlook the importance of all rooms-kitchen, bathrooms and bedrooms too.

We all love the privacy that a fence gives our yards, but sometimes it can be pretty unattractive and boring. Look at some of these ideas to incorporate great design ideas to change all that!

Of course it’s a luxury to have a closet this size in your home, but I really also like the design. It has a window for good lighting , a place to sit, and plenty of mirror place. Everything is conveniently placed within view, and clothes are organized by color rather than by type or season. Love it!

I know there are tons of plastic bins to choose from to keep your stuff in, but if you use natural material containers instead to store your essentials, everything looks better and is sill very functional!

Floating vanities are a great way to add visual space and make your bathroom appear larger. If you have a really tiny bathroom, you can even consider a wall mounted sink instead of a vanity.

Keeping in mind that kitchens sell homes, it’s important to update your kitchen before you put it up for sale. But that doesn’t mean spending 20k+. You can do budget updating for less than 5K that really makes a difference. Look at these before & afters. Paint, new back splash & counters, open shelving, goes a long way.

I know…wallpaper makes people cringe. And for the most part, I agree. That stuff our parents & grandparents used was bad. Well, maybe at the time it made sense. But there are cool, modern prints that are awesome (in small quantities!) now. Check it out.

This picture is from the show Fixer Upper, and Joanna is a master at updating older homes and using lots of white in the process for a fresh, clean vibe. Painting over the dated orange brick did a huge number on this house, as well as adding a new entry porch with dark door. Look over the details to see what she did to pull this altogether. I just love it! It would sell so fast if it was put on the market.
