If you can’t settle on a color palette, consider black & white.
Now that the “stay at home” order has been lifted in Colorado, I am staging houses again! But the pandemic has changed the way I work….and I’m not just talking safety precautions. The pandemic has created the “work from home revolution” and my clients are asking me to stage home offices or even multiple work spaces because this is high on people’s lists right now. With on-line learning and parents working remotely, I need to show how a home will function for everyone who lives there.
I started this business in 2007, when the recession was in full swing. Yet my business grew that year and every year since. Whether its a seller’s market or a buyer’s market, staging stays constant. A well styled home is critical to having it sell fast and for more money-that hasn’t changed!
Spruce up outdoor containers
Container plants, especially large tropicals, add interest to front porches, patios and flanking the front door.
Apply a fresh layer in all your garden beds. It enhances the color & contrast of the surrounding plants.
Trim back any untidy looking perennials and add colorful annuals in garden beds.
Remove dead branches and prune to desired shape.
Clean water features.
Get rid of any visible algae, remove leaves and clean filters so that the water is crystal clear.
Power-wash dirty surfaces.
Power wash paved/stone surfaces. This also applies to fences, brick & siding if needed.
If you want top dollar for your house, you will have to live differently while its on the market, which can be difficult. You may have already packed up a good portion of your belongings (to make the house feel uncluttered). Perhaps a professional stager has come in and reconfigured your furnishings for biggest visual impact. And last you have been trying to be as neat as possible….making beds everyday, no dishes left in the sink, all the pet toys stored away. So is it worth the headache? YES!!! You will simply walk away with more money if you do these things.
To add dimension and interest to your spaces, it’s important to combine Ambient, Task and Accent lighting. It creates a wonderful, layered effect. Ambient illuminates the entire space (think recessed can lights or ceiling pendants). Task is for activities such as reading ( think desk lamp). Accent light draws your eye to specific things (think art or steps).
It’s no secret that amazing photographs of a vacation rental that make it look like a resort destination will attract more guests. Before you snap away, consider hiring a stager to showcase the features and amenities and make your house magazine worthy! More than decluttering and depersonalizing, it is styling every room to look it’s absolute best.
